DCP offers a full service both before and after purchase to ensure peace of mind. Despite the horror stories which we all read from time to time, buying a property in Spain is exactly the same as buying one in the UK or in fact anywhere - providing you take professional advice from a solicitor or legal advisor.
All properties have two distinct valuations:
- The actual selling price
- The declared value registered on the Escritura (Title Deed)
The reason for this is because it is on the Escritura value that your annual property tax is based and therefore this valuation is usually much lower than the market selling price. When buying a property, in addition to the price, there are a few additional costs:
- Transfer
Tax - IVA (like VAT)
All Property- 7% of the Escritura value
- Notary
Fees - to transfer the title deeds to the new owner. These fees
depend on the market value of the house on a sliding scale.
Property registration - the fee charged by the property registration office to register the new title.
- Legal fees - these fees are payable to the lawyer you appoint to deal with the transaction.
Alternatively
DCP offer a special package at a set fee of 600€ for the following service:
- Search of the Deed Title
- Confirming Title is free from all debts/embargoes etc.
- Arranging clearance of any outstanding mortgages.
- Accompanying clients to the Notary Public for transfer.
- Registration of Deed Title in the property registry office.
- Transfer of electricity, water, telephone, gas etc
Insurance
Property must be insured and we can arrange this for you.We can arrange gardeners, tradesmen, car hire and any other services.
Finance
DCP are happy to advise you on opening a Bank account, transferring money, arranging standing orders for household accounts etc.For clients wishing to discuss mortgage arrangements we can give you advice on the many available options currently offered by almost all Spanish banks and financial institutions, which at the moment are at some of the lowest interest rates in Europe. These rates are readily available to all European passport holders. In addition to Spanish Banks, we are official agents for the HALIFAX & Bank of Scotland. Banco Halifax is a wholly owned subsidary of the Halifax UK and transfer of funds between the UK and Spain do not undergo any transfer charges.
